Manager’s Report

 

 

Landscaping-

The property was mowed 4 x and trimmed 1 x

Common areas serviced by exterminator and bait boxes were serviced

Palm replacement in front of building 3

Plant Health Services treated the common areas for pests according to contract

 

Building/Property Maintenance-

Work orders for September totaled 83 and all are completed

Waste lines and a/c lines serviced in all bldgs.

Dock pilings repaired

Ceiling in lobby of bldg. 2 replaced

All 3 grills cleaned

Exposed wires in lobby of bldg. 4 were secured

Elevator pistons replaced in bldgs. 1, 2 and 4

Mist system serviced and refilled containers in all 4 bldgs

Generator power restored to elevators in bldgs. 1 and 4

 

Clubhouse-

A/c filters replaced

Pool signage brought up to code

Roof pressure washed

 

Guest Cottage-

Rented 2 x for the month

A/c filter replaced

 

Commodore Club-

Sliding glass door replaced

Two lights on gas grill replaced

 

Guard House-

Communicated w/BLC regarding specific landscaping needs on property

Assisted owners with Guest Cottage reservations

Checked guests in and out of Guest Cottage

Assisted collection attorney w/requested information

Monitored buildings’ janitorial requirements

Distributed letter and certificate for additional insurance deductible

Checked vendors in on property

Purchased maintenance and janitorial supplies for property

Purchased office supplies

Processed invoices for payment
