Manager’s Report

 

 

 

Landscaping-

In June the property was mowed 4 x and trimmed 1 x

Plant Health Services treated the common areas for pests according to contract

Baker Landscaping pruned trees for the season

North wall plantings were completed

Golden mulch laid in common areas

 

Building/Property Maintenance-

There were 98 work orders issued in June and 1 is pending completion

New exit signs installed in bldg. 4

Smoke detectors were replaced with heat detectors in bldg 1

Irrigation system was damaged during tree trimming and repaired by Baker Landscaping

Common area planting beds in front of bldg. 1 were prepared for new plantings

Electric in planting beds bldg. 1 secured for installation of new plantings

Comcast repaired broken cable for internet located at guard house

Protective dock collars installed

Leaks detected in lights of pool repaired/sealed

Mulch distributed on common areas

Phone lines ported from AT & T to Windstream resulting in a savings to the Association      of $4500/yr

New acoustical ceiling tiles installed in lobbies of bldgs. 1 & 2

Two irrigation clocks replaced

 

Clubhouse-

Two new toilet seats in womens’ bathroom

Installed additional insulation in clubhouse ceiling

New acoustical ceiling tiles were installed

A/c filters replaced

Sun screens installed in workout room and tv viewing area

Plantation shutters installed in tv/game room area and office

Carpets cleaned

Barstools ordered

Clubhouse furnishings in place

Breaker for workout room a/c and office a/c was replaced

On-site maintenance is checking monthly clubhouse hurricane shutters for smooth operation

Sunscreen panels installed on windows in main clubhouse area and workout center

Replaced a/c breaker which controls air for office and workout center

Pool leaks found and patched

 

Clubhouse Rentals-

There were no Clubhouse rentals for  June 2011due to renovations

No Clubhouse reservations until July 2011

 

Commodore Club-

No reservations taken for June 2011

 

Guest Cottage-

Rented x 2 for the month

Plantation shutters installed in living room

Plantation shutters for bedroom area ordered

A/c filter replaced

 

Manager’s Responsiblities-

Prepared daily work orders for staff

Supervised staff of three

Updated tele entry systems as needed

Rerouted mail to owners

Inventoried necessary hurricane supplies

Responded to individual unit owners’ requests

Requested proposals from contractors

Updated tele entry system as needed

Daily bldg maintenance reports to Custom

Daily property report to Custom

Communicated w/BLC regarding specific landscaping needs on property

Assisted owners with Guest Cottage reservations

Checked in and out Guests in Cottage

Assisted collection attorney w/requested information

Monitored buildings’ janitorial requirements

Keys for fire boxes in lobbies duplicated and received by fire rescue

Site plans to Parkwood Pools for permit pulling

Distributed letter and certificate for additional insurance deductible

Notified Health Department (in writing as required) of impending pool resurfacing

Checked vendors in on property

Purchased maintenance and janitorial supplies for property

Purchased office supplies
