Mtng notices properly posted: Rollcall: Present: D.Kublin, L.Streeto, Y.Gugel, A.Nichols, A.Frischman, G.Sager(via Teleconf.) & R.Turner/Campbell Mgmt. Absent: P.Stokes. Quorum met. A.Nichols read Minutes of previous Mtng. MOTION by L.Streeto to accept Minutes/seconded by D.Kublin/unanimously approved. TREASURER’S REPORT: Y.Gugel reported Regular Reserves of $626,425.36 & Operating Reserves of $696,401.81. As of 6/30/06, we are overbudget as follows: Hrbrside I -$439.00; Hrbrside II -$4,579.67 and Hrbrside III -$8,535.00. MOTION by A.Nichols to accept Report/seconded by L.Streeto/unanimously approved. Y.Gugel reported that windstorm ins.bill rec’d & paid in amt.of $175,180.00, & our entire ins. reserve has now been depleted. MANAGER’S REPORT: R.Turner reported: 1)Spoke to atty. re shared ownership. Atty. feels it is not illegal & cannot be stopped by us. As long as there is only a single family occupying a unit at any given time, it is in keeping with our Docs. If a unit owner sells to multiple owners they still have to go through orientation & approval process. 2)Re items completed by Carl & Danielle, list will be posted. 3)Docks & Seawalls, he has addtl proposal & is getting 2 others. 4)Following up on compliance letters sent to owners. Re complaint from #3202, first communication rec’d by phone message today. Owner claims to have submitted work order-never rec’d in office. Board agrees that all owners must submit written complaints & photos of any damage. A.Frischman will speak to owner & report back to Board. COMMITTEE REPORTS: 1) Harbor: D.Kublin reported all new leases sent out – 11 have not been ret’d. 2) Recreation: D.Kublin reported treadmills not working properly. M.DeMarco volunteered to come up w/ plan & proposal for gym equipment. 3) Grounds: Y.Gugel reported failed attempts to have mangroves cut. She is talking to Steve Gates & he will get back to her. Plan for Bldg.III being prepared. 4) Carports: A.Frischman reported estimated bid on carports expected by end of week. We currently have 3 bids on aluminum & 1 bid on canvas. Page 1 Bd. Mtng 7-25-06 Page 2 BUILDING REPS: Bldg.IV: Y.Gugel reported that water bill way down for summer. When owners return for new season, Board will have every unit ckd. for toilet leaks, etc. Bldg III: S.Scharf reported #3604 not in compliance w/ new windows. Owner never submitted required forms prior to installation. Windows must be made to conform in appearance. Board to make determination re “conform” at later date. Bldg I: D.Kublin reported concrete restoration underway RENTALS & SALES: S.Scharf reported one rental orientation for unit 1706, Davis. OLD BUSINESS: Glass Balcony Enclosures: D.Kublin reported engineer’s report due within a week. Repairs in Progress: All items previously discussed. Personal Generators: P. Gerblick reported that generators are to be kept totally empty for storage; & Fire Dept. regulations are to be followed regarding usage. McDonald’s: Petitions circulated. Meeting to take place in August. NEW BUSINESS: Registration of Contractors: D.Kublin suggested posting sign at complex entry asking all contractors to sign-in at office. Board agrees that individual owners should be responsible for seeing that their contractors comply. Topic tabled for next meeting. Hurricane Protection for Guest Apt., Commodore Club, etc.: No funds remaining in hurricane assessment to cover these items. To be addressed in new budget. WiFi Towers: A.Frischman reported discussing wi-fi towers on rooftops, non-binding contract, final approval, $300 to $2200 per month, per tower. He will look into this further.
