Date: June 27, 2006 To: All Harbourside Unit Owners From: Board of Directors DESIGNATION OF RESPONSIBILITY RE BALCONY RESTORATION & REPAIR ASSOCIATION’S RESPONSIBILITY: 1. Flooring a) If a balcony is currently tiled, and only a small portion of that tile needs to be removed to determine the full extent of any damage, Owner can request that all the tile be removed, and the Association will pay for said tile removal and to have the entire concrete balcony “sealed”. **Owner is responsible for installation of any and all decorative flooring. b) If a small portion of tile needs to be removed and no damage is found, and Owner has spare tiles, Association will assume cost of replacing those few tiles at Owner’s request. c) If a small portion of tile needs to be removed and no damage is found, but Owner has no spare tiles, he/she can request that Association remove all remaining tiles and “seal” entire concrete balcony. **Owner is responsible for installation of any and all decorative flooring. 2. Rolldown Sunshades and Outer Glass Doors Current City, State and County Regulations require that all newly installed outer protection: (glass windows and/or doors, rolldown sunshades/shutters, etc.) conform to Code. The Association and the Contractor must adhere to these regulations. a) If a balcony currently has hurricane shutters and/or outer glass doors which must be removed and which DO conform to Code, only then will the Association replace them. b) In the case of “sunshades” or outer glass doors which must be removed and which DO NOT conform to Code: ***PENDING OUR ENGINEER’S REPORT, if Owner has approved hurricane protection at inner glass doors, Association may be able to replace “sunshades” or outer glass doors. 3. Hurricane Shutters – (all types: accordion, pulldown, etc.) If our Engineer determines that they must be removed, if they DO conform to Code, then Association is responsible for replacing them. 4. Inner Glass Doors If our Engineer determines that damage is extensive enough to require removal of inner glass doors, Association will be responsible for replacing them. 5. Screens 6.
