Meeting called to order by President Len Streeto.

Verification of Meeting Notification.
MINUTES OF LAST MEETING, March 20, 2007, read. Motion to approve/seconded/unanimous approval.
TREASURERˇ¦S REPORT.? Condo 1 surplus $3295.80. Condo 2 surplus $3556.86.Condo 3 minus $3556.86. Harbor minus $1677.24.? CD interest $46,000 last year and taxes paid on this.? Assessments: Bldg 4 $17,000 not paid by 3-30-07 deadline. Bldg 3. $29,155 not paid. Bldg 1 and 2 ?$12,000 not paid. Letters sent and one unit in foreclosure.? MOTION to approve/seconded/unanimous approval.
MANAGERˇ¦S REPORT;? Campbell Mgt. expects to have maintenance people hired within next two weeks.? A copy of Campbell contract for office files was requested.
Insurance Adjuster is working on offer for hurricane damage.
Concrete restoration: ?Mid to late summer completion.
RENTALS/SALES:? Sale to close on #3603 to Jim Fator. Interview done.? Renter M. Gomez #4605 interviewed.? Background check to be run on renters with cost born by renter.? Needs to be added to rule book.? Discussion of time limits on rentals.? Condo document change required for limits.? To be investigated.
Architectural Modification? request:? Virgo #3101 to install white electric roll up hurricane shutters and Roberts #3104 to install glass impact doors on patio.? MOTION? to accept sale #3603 Works to Fator and approve #4605 rental Featherstone to Gomez. Seconded/unanimous.? MOTION to approve Architectural Modification Remodeling request Virgo #3101 and Roberts #3104.
GROUNDS: Chairman Tony Diorio.? Bamboo at entrance trimmed. Building signs to be updated and designed. Mulch to be done on island by bld.1.? Shrubs to be removed from fence line on south end. Stone steps on path to Commodore Club to be replaced.? Cement debris to be removed and soil added. Palm trees at entrance need soil and drywells.? Complete? bamboo removal to be explored.? Evidence of Harbourside Yacht Club name to be investigated.
LIGHTING:? Meeting fri. 4-20 at 10am.
SOCIAL:? Sunday brunch 11 am. Cost $10.? May cocktail party coming up.
RECREATION:? Three members to meet within next few weeks.
INSURANCE:? No report.
HARBOR;? Dick Kublin to continue as Harbormaster.? Dredging being checked into.? Donation of 50ˇ¨ TV for Commodore Club. Need cable connection.
BUILDING CAPT./KEYBANK REP:? Previous year people to remain.? Need unit keys left in office and car keys left in units.? Cars will need to be moved for driveway and carport work.? License numbers and tag info to be left with office.? Notice to be posted.
FINANCE:? Committee request to check into line of credit for Harbourside.? Committee Chairman needed.
OLD BUSINESS:? Pres.Len Streeto presented order of business to be accomplished this year:
l. Concrete restoration, screens, rail, sunshades, plantings, glass doors, grass areas and sprinklers.
2. Carports and lighting. Yard lights to come after carports completed.
3. Driveway sealing.? Quotes being obtained.
4. Paint:? replace/repair steel doors then lights and awnings at entrances..
Contractor sign in:? Book for sign in to be established. Use of lobby rear door by contractors to be implemented.? MOTION: Have contractors sign in and owner to be responsible for sign in. Seconded/Unanimous approval.
Pool Fence:? MOTION to proceed with pool fence. Seconded/Unanimous approval.? Will be keyed to master lock.
Concrete Restoration:? Sunshades need to be up and secured when leaving. Brackets must be hurricane type.
Regular glass doors: Film is available to make glass impact resistant.?
MOTION to rescind motion to take vote on glass door feasibility. Seconded/passed.
MOTION to rescind rule 12.6 in rule book regarding sliding glass doors on balconies. Seconded/Unanimous approval.
MOTION to rule book to prohibit carpet on balconies and catwalks. Seconded/unanimous approval.? To be part of rule 12.6
MOTION: Any new glass doors would have to be hurricane approved. Any old doors to be re-installed have to be up to Delray Beach building dept. code. AMENDMENT:? In the event of any required patio work it is owner responsibility to take down and re-install doors at ownerˇ¦s expense.? Must comply with new rule book regarding Architect Modification form.? This replaces rule 12.6.? All work must be permitted through Delray Beach Building dept.? Motion and amendment seconded and passed.? Harbourside to have load test performed for building 3 and 4.
Accordian shutters can be installed on inside glass doors
PAINTING Committee:? Several contracts have been received and re-negotiated by Paul Stokes.? Colors are being worked on.? Photos of colors to be mailed out to owners to vote on.
