HARBOURSIDE BOARD OF DIRECTORS MEETING - TUESDAY JANUARY 22, 2008 7PM
Meeting called to order at 7pm by Vice President, Arthur Frischman.
Roll Call - Arthur Frischman, Yvonne Gugel, Gloria Sager, Mike Paolone, Len Streeto, Bill Abbate, Rick Turner.
Verification of meeting notice posted.
Secretary's Report - Minutes of December 10, 2007 were read and approved.
Treasurer's Report- All buildings have a surplus. We are in good shape. We will have a generator expense coming up.
Rentals - Unit 4101 6 month rental McCarthy to Reglan. Unit 1702 one year rental Roth to Hagen. Unit 2310 one year rental Saah to Tillengast.
Manager's Report -Rick Turner. Bldg. one elevators should have all parts by feb. 11 and work to start immediately. Company was advised of poor response time and communication issues.
Alarm company (Devcon) did inspection and to advise o f any repairs or replacements required. Getting bids to replace doors throughout community. Oil spill cleaned up.It is responsibility of car owner to reimburse Harbourside for expenses. Met with attorney LarrySchner and we will be using him. This should result in savings for community.We are not utilizing contractor sign in sheet. Six lights in parking lots should be repaired this week. First mailing for annual meeting and election has gone out. New keysafes are bolted in and we need to do a combo.
Committee Reports - Grounds - Tony Diorio. Committee for holiday decorations being formed. Walkway by commodore club done. Pavers match pool pavers. Flower beds replanted on two sides of carports between bldg. 1 and 2.. Some mulching was done . Grounds to work on BBQ units and locations. Fence estimates for 250 ft. at front entrance were $45,500 for precast concrete and $51,500 for stucco. Bus stop will have a glass enclosure, bench, trash can and location to be determined. Possib ility of self opening doors for handicap access being checked into. CK lock price was $6600 for 2 units.
Lighting - To be addressed upon Henry Muller's return.
Social - Abby Czelusniak - Pasta dinner went well. Hard Rock Casino trip is Jan 29. Need 8/9 more people. Mens dinner is Feb 10 at 4:30.
Recreation - Yvonne Gugel. Treadmill needs repair or replacement. Found a used one with 90 day parts and one year labor warranty. Motion to purchase passed. Tennis court to be resurfaced in Feb. Cottage to get new mattress and two chairs.
Insurance - no report
Harbor - no report
Finance - Meeting on thursday.
Painting - Bill Abbate - Work under way.
Building Captains - Lockers in each building being cleaned out. Need to do Bldg. 2. Chattahoochie done in building 4 and 4 rebars fixed.
OLD BUSINESS -
Lindman is primarily out. Minor items left. Last invoice for bldg. 4 is to be paid. No other final invoices being paid yet.
Paint - Awaiting awning prices.
New cable contract 2008 - CSI still working on it. Comcast had 6% increase and no negotiations.
New lawyer is Larry Schner.
Key banks security - Combo locks and combination to be changed yearly at election time. One combo for all four buildings.
Flyer for Realtors - To be done when painting is finished.
Security cameras - Under advisement.
Tile problem - Lawyer advised letter to all stating no more tile, screen enclosures, etc.
NEW BUSINESS -
Rentals - Stan Scharf recommended change to rules to limit rentals to 4 months. and to institute a fine structure. Arthur to speak with lawyer on this.
Tile in elevator lobbies to reduce water problem - Dick Kublin to work on.
Enforcing rules - Stan Scharf - Recommendation to change rules and start fine structure.
Bldg. 1 elev. defects discussed earlier. Tony Diorio
Board Elections - Len Streeto and Gloria Sager are runni ng. Need one more person.
Clubhouse spruce up committee - Judy Riccardi to have meeting.
Harbor repairs - Joe Gentile. Docks in need of repair. Missing braces, piling wrappings need inspection and seawall on southeast side. Need Harbormaster position filled. Possible electric surcharge for boats using air conditioning. Repairs overdue.
