HARBOURSIDE BOARD OF DIRECTORS MEETING
NOVEMBER 18,2008

Call to order 7pm.

Roll Call: Paul Stokes, Bill Abbate, Gloria Sager, Mike Paolone, Tony Diorio

Verification of meeting notice posted

Minutes of October 30,2008 meeting read and approved.

Correspondence: Letter from unit 2510 requesting payment of $1,000 insurance deductible. There was a leak and wall was damaged as well as platform bed and carpet. Wall was repaired by Harbourside. Harbourside is not responsible for insurance deductible.

Treasurer’s report: Budget work being finalized with Campbell Mgt.
Building generic entry codes have been eliminated. Washer/Dryers have been changed to $1.00 each. Delinquency amount is $87,514.

No Manager report. Rick Turner out with back problem.

Sales/Rentals - Anaka Taylor. Unit 1506 rented for 6 months. Pooler to Temin. Unit 1502 Sale Debbie Moore to Guerra $150,000. Unit 2507 rental 3 months. Sipe to Maher.

Orientation: See above

Grounds: Tony Diorio. 2008 projects included backfill at undermined foundations, fence and debris removal at new wall, new entrance and building signs. Royal palm base treatment with tree rings. Mulch was applied(2000 cu. ft.), black olive and other trees were trimmed, whitefly epidemic treatment done. Mangrove pruning lacks funds due to unexpected whitefly expenditure. Funds to be in 2009 budget for whitefly treatment . Christmas decoration funds and committee needed.

Lighting: Henry Muller. Some lamps in new lights exchanged to adjust light. Palm tree uplighting (6) to be determined. Three light styles for building entrances to be selected and voted on. Need frosted glass on these. To be worked on in Jan. 2009.

Social : Abbie Czelusniak. Schedule of events to be posted and flyers for lobby. There are many things on schedule. Halloween party was a success with almost everyone in costume.

Recreation: No report.

Insurance: Paul Gerblick. Year end review in progress.

Harbor: Paul Gerblick. One boat opening and one on wait list.

Finance: Jody Taylor. Meeting wed. Nov. 19 @10:30.

Common area doors: Bill Abbate. Work underway. Roof doors require locks. There will be a log of those using roof keys. More doors to be done in 2009.

Building Captains: No news.

Clubhouse Dec.: Abbie Czelusniak. Decorator gave presentation of colors, flooring, fabric, etc. at agenda meeting Nov. 13.

OLD BUSINESS

Lights: Catwalk lights can be done by each condo assoc.

Roof: Bill Abbate. Meeting tues 11-17 with six companies interviewed. The best four contractors will be checked out and negotiated with. Appears to be a 3 month schedule with January start. Two buildings at a time to be done. Air conditioning down time estimated at 48 hours.

Generator replacement: Dean Boyce and Jody Taylor working on this. Electrical Engineer working on specifications to code. To be on concrete pad 2wx8hx12l. New location with shrubs around it. To be put out to bid.

Lobby elevator water accumulation: To investigate in January.

NEW BUSINESS

Petition to amend documents: Luco Meoli. Pertaining to par. 12.7 .This amendment would revoke the right of the Board of Directors to approve temporary parking of boats, trailers, campers, trucks, motorcycles in designated parking area. MOTION Mike Paolone, Second Bill Abbate to not approve petition. Vote unanimous. Legal advice to be obtained on this.

Building entry code: See above.

Utility monitoring: Gloria Sager. MOTION Bill Abbate, second Paul Stokes for Gloria Sager to contact utility monitoring company to proceed. Vote unanimous.

Bldg. 4 Post tension cable repair: Mike Paolone. Engineer and group looked at bldg. 4 on Tuesday nov. 18 and to report back.

Misc. Electric Repairs: Bill Abbate. Electrician working on lights is finding old wiring with no use and wiring not done to code. Tall light fixture out at guard house is due to amateur elec. Work. Electrician is doing corrections to code and safety. There were several places with hot wire exposure and a safety hazard. Some harbor electric panels are rotted and need work. A quote will be obtained.
