HARBOURSIDE CONDOMIUM ASSOCIATION BOARD OF DIRECTORS MEETING - DECEMBER 15, 2009

MEETING CALL TO ORDER;; 7:30 pm
ROLL CALL: Paul Stokes, Dean Boyce, Gloria Sager present. Bill Abatte and Tony Diorio absent.

VERIFICATION OF MEETING NOTICE POSTED: Done by Mara Bell.

SECRETARY’S MINUTES: Gloria Sager read and were approved.

CORRESPONDENCE; None

TREASURER’S REPORT: Dean Boyce. Investments up $22,000. Two foreclosures sold last month and will recoup $17,000 to $18,000. There are 5 foreclosures now. Condo 1 is -$12,500 this year. Condo 2 is -$10,000 this year. Condo 4 is -$3,000. Dock electric work is done. Common expenses are on budget. Water expenses are up. Maintenance fees are $40,000 behind. Elevator contactors are visiting site and preparing bids. Work to be done on one elevator in each bldg. at same time (4 crews) and then move to 2nd elevator. Successful bidder to pick up elev. maintenance at time of bid. Expect bids by first of year for review. Generator work is almost complete. Old generator is being removed.

MANAGERS REPORT: Mara Bell. Attached.

COMMITTEE REPORTS:

ORIENTATION: Sale unit 2109 Stark to Sofia. Unit 1104 4 month rental. Unit 1504 4 month rental.

GROUNDS: North wall being fixed and painting to be done. Landscaping to be addressed. Meeting to be held with bldg. 3 and 4. Landscaping in front of bldg. 1 to be done when generator is finished.

LIGHTING: Electric work on front sign is finished and work on south wall is next.

SOCIAL: Holiday social was very nice with great food. Music provided by our resident sax player. Gift exchange was hilarious. Upcoming events will be posted.

RECREATION; No report

INSURANCE: Ahead on budget. Getting bids from other companies.

HARBOR: Minutes of meeting reviewed. There will be a harbor meeting to review minutes.

FINANCE: Finance meeting held. Budget review done and elevator project was reviewed at meeting.

BUILDING CAPTAIN: Bldg. 3 shut off valve in stack 1 was done. Bldg. 2: papers are being taken in lobby and plant outside lobby was taken. Bldg. 1. Problem with elec. Pads being put up and removed. Bldg. 4. Christmas decorations are continually being moved. (also in bldg. 2)

CLUBHOUSE: Judy Riccardi not here.

OLD BUSINESS;:

ELEVATOR: Bid meeting this week with top elevator companies.

GENERATOR: Diesel tank to go in bldg. this week. Work almost complete.

LANDSCAPING NORTH WALL: Covered by Grounds report.

LEGAL ACTIONS: Dog is no longer here.

BOAT SIZE LIMITS: To be covered at Harbor meeting.

Landscape solutions at carports around bldg. 1 and2. Curbing considered and bids solicited.

NEW BUSINESS:

RECYCLE BINS LOCATION BLDG. 1 AND 2. MOTION To leave them where they are. Second and all in favor.

CLUBHOUSE: MOTION TO MOVE REMAINING GENERATOR FUNDS TO COMMON INTERIOR RESERVES MADE, SECOND AND ALL IN FAVOR.

RAIN PUDDLES ON CATWALKS: Need to evaluate and get prices for recommended procedures. Estimate to correct problem at one unit was $1500. Need to pinpoint problem locations.

ILLEGAL SCREEN REMOVAL ON COMMON PROPERTY: Done.
