MEETING CALL TO ORDER: 7:16PM

VERIFICATION OF MEETING NOTICE POSTED: Done by Mara.

SECRETARY’S MINUTES: Minutes of Dec. 15, 2009 meeting read and approved.

CORRESPONDENCE: Letter from David Gendell on recommended corrections to new Rule Book read. These corrections will be incorporated into book.

TREASURER’S REPORT: Dean Boyce. Investments up $29,000. MOTION:(Dean Boyce) to transfer funds from interest reserve in all three condo’s to deficit in each condo. Second, all in favor. Deficit for year end was $4,188.61. Five units in foreclosure. Six new units close to being leined.

MANAGER’S REPORT: Jennifer Rogers. (Attached). Survey on 2 year wait to rent for new purchasers was 70 for and 21 against. A vote on this subject to be pursued. Need reminders to owners to vote on this change. Mara is leaving to pursue another career. She had done a good job. The need to establish an email list of residents was discussed. New directory in works and need notice to owner of any changes.

COMMITTEE REPORTS: Orientation: Rental 3402 Dodd 3 mo. Others covered in Manager Report.

Grounds: Mike Paolone. North wall to have plants from carports north. Hedges by generator being done. Front entrance to be addressed. New irrigation along wall is unfunded. Headlight hedge project out to bid. Trenettes suggested. Maintenance man is to take care of sprinklers. Check turning sprinklers off during rain.

Lighting: Lenny Streeto. Up to date. Sign and wall done. Pool lighting change in works. Need non-functioning pole light addressed.

Social: Abbie C. Pasta dinner Jan 21. Good response.

Recreation: Tony Diorio. Elliptical machine and other equipment being bid on. Shuffleboard sticks worn.

Insurance: Paul Gerblick. Another company interviewed and coverage in review.

Harbor: Dick Kublin. Elec. Panels in working order. GFI units being replaced. No open slips. To have Harbor meeting.

Finance: covered

Bldg. Captains: Need to arrange roof access for weekend air conditioner work during week. Bldg.2 needs longer entrance mats. Bldg. 4 needs elevator work ASAP. Many problems.

Clubhouse: To post meeting soon.

OLD BUSINESS: Elevators: Bill Abbate. Bids out and to be opened Jan 29. Successful bidder to start maintenance.

Generator: Almost finished. Landscaping being clubhouse to be done. Pipe for diesel fill due this work and then an inspection.

North wall landscaping covered by Grounds.

Legal action pertaining to rule and document violations. No change.

Boat sizes - Need Harbor meeting.

Landscape beds at carports Bldg. 1 and 2. Shrubs (trenette?) Or curbing possible. Need bids. $4 ft for concrete curb.

Clubhouse renovation: Judy Riccardi. Meeting coming up.

Rain puddles on catwalks. Combine work with elevator work. Post notice to ask where problem areas are.
